Buying Your Local Authority House

If you have been a tenant of a local authority house for at least one year then you may apply to your Local Authority to buy it.   There are two Tenant Purchase Schemes, one for those tenants with up to ten years tenancy with the Local Authority (The 1995 Tenant Purchase Scheme), and one for those with more than ten years tenancy (The 2011 Fixed Term Tenant Purchase Scheme).

The Price

The price of the house will be its market value as determined by an independent valuation arranged by the Local Authority in its existing state of repair and condition, minus discounts.

Mortgage

You must first apply for a mortgage with a bank or building society, if you receive two refusals from independent financial institutions you can then apply to your Local Authority Loans Section for a Local Authority mortgage.

Discount

Under the 1995 Tenant Purchase Scheme you will be allowed a discount of 3% of the value of the house for each year of the tenancy of a Local Authority house up to a maximum of 10 years plus € 3,809.

Under the 2011 Fixed Term Tenant Purchase Scheme you will be allowed a discount of 3% of the value of the house for each year of tenancy of a Local Authority House up to a maximum of 15 years.

Selling the House

If you want to sell the house within 20 years of the date you bought on or before you have acquired full ownership, you must get the consent of the Local Authority.

How to Apply

The Closing Date for Applications for both Tenant Purchase Schemes has passed and we regret that no applications can currently made for Tenant Purchase

Notification will be made on this website when a new scheme issues from the Department of Environment, Community and Local Government.

Existing Validated Applicants who applied to purchase their unit under the 2011 Fixed Term Tenant Purchase Scheme must complete the purchase of their property before the 30th June 2013 or their application will be deemed invalid.

Existing Validated Applicants who applied to purchase their unit under the 1995 Tenant Purchase Scheme must have their purchase complete by the 31st December 2013 or their application will be deemed invalid.
