Can a tenant contest a Local Authority valuation ?

Yes, if you are not happy with the valuation received, you may, within three weeks of notification of the valuation, request that another valuation be carried out on your property.  The second valuation is payable in full by the applicant.  (Due to the time restraints under this scheme, Meath County Council will not arrange more than Two Valuations per application).  If you are still not happy with the subsequent valuation received you may then submit a valuation certificate from a qualified valuer to support your claim.  In the event of a significant difference between the authority’s most recent valuation and that submitted by the tenant, the authority will refer the matter to the Valuation Office who will make a final decision on the valuation.  You will be charged the full costs of the fees charged by the Valuations Office, currently €400 for the first day and €200 per day thereafter.
